Why M.D.S

Bathrooms that lasts.

Most bathroom problems start behind the tiles, where you cannot see them. I strip back to a sound surface, get the falls and the waterproofing right before a single tile goes on, and coordinate the plumbing, electrics and tiling so the finish lasts. Bathrooms, en-suites, wet rooms and accessible conversions, done as one job from strip-out to the final seal.

Most of my work comes from word of mouth. Lincoln is a small enough city that bad jobs follow you around, so I treat every property as if my reputation depends on it. Because it does.

Every quote is line-by-line and fixed. You see the cost of every stage and every material before I lift a tool. No sliding scope, no surprise variations.

What's included

How I do bathrooms.

The detail, the materials, the sequencing. Six things that separate work that lasts from work that does not.

01 · Bathrooms

Strip-out to finish

Old suite and tiling out, surfaces made good, new suite, tiling, flooring and decoration. One trade owning the whole room.

02 · Bathrooms

Waterproofed properly

Tanking and waterproof backer board in showers and wet areas before tiling. The bit you never see is the bit that stops the leak two years on.

03 · Bathrooms

Wet rooms and level access

Formed wet-room floors with the falls set correctly, level-access showers and accessible bathrooms for staying-put and later-life needs.

04 · Bathrooms

Plumbing and electrics coordinated

Showers, basins, WCs, towel rails, extractor fans and zoned lighting. First and second fix sequenced so nothing gets buried in the wrong order.

05 · Bathrooms

Tiling set out right

Walls and floors set out so the cuts fall sensibly and the pattern runs true. Grouted, sealed and finished to a standard that wipes clean for years.

06 · Bathrooms

Underfloor comfort

Electric underfloor heating and floor insulation fitted at the same time where it makes sense. A warm floor is worth it in a Lincolnshire winter.

Common questions

Bathrooms, asked.

How much does a new bathroom cost?
A straightforward refit with a mid-range suite typically runs £4,000 to £7,000 including labour, tiling and fittings. A full wet room, or a larger bathroom with underfloor heating and moved services, costs more. I quote line-by-line so you see the suite, the tiling and the labour separately.
How long does a bathroom take?
Most full bathroom refurbishments take one to two weeks depending on tiling and whether services are moved. I give you a programme up front and you get a working bathroom back as fast as the job sensibly allows.
Can you do a wet room or accessible bathroom?
Yes. Level-access showers, formed wet-room floors, grab rails and accessible layouts. I set the falls and waterproofing correctly so a wet room performs the way it should rather than pooling in the wrong corner.
Do you tile and waterproof yourself?
Yes. Tanking, backer board, tiling and sealing are all in-house on a bathroom job. Getting the waterproofing and the tiling done by the same person who set the falls is how you avoid leaks down the line.
